Airbnb Turnover Checklist for Parker, Denver & Aurora Hosts

Short-term rental reviews are decided in the first ninety seconds. Guests do not audit your baseboards — they open the door, look at the floor, smell the air, check the bathroom mirror and open the refrigerator. A turnover is a different job from a house clean: the standard is photographic, the window is short, and nothing can be left to a second visit.

Before you touch anything: the walkthrough

Start every turnover with a lap of the whole unit, phone in hand. Photograph damage, stains, missing items and anything left behind before you start cleaning, because once you have cleaned it you cannot prove the state it was in. This is how hosts win damage claims and how cleaners avoid being blamed for a burn mark that was already there.

Kitchen

• Refrigerator emptied completely — no half bottles, no leftovers, no condiments guests opened
• Interior wiped, including door shelves and the vegetable drawer
• Microwave inside and out, and the plate washed
• Coffee maker emptied, rinsed and reset with fresh filters and pods
• Dishwasher run, emptied and left open to dry, then closed at the end
• Every dish, glass and utensil checked for water spots and lipstick — guests notice a cloudy glass more than a dusty shelf
• Sink and disposal flushed, drain screen cleaned, no smell
• Counters cleared and disinfected; small appliances wiped, not just moved
• Trash out and a fresh liner in, plus spare liners under the sink

Bathrooms

• Toilet inside, outside, base, hinges and behind the seat
• Shower and tub scrubbed, glass squeegeed, drain hair removed
• Mirror streak-free — check with the light off and again with it on
• Grout and caulk lines inspected for pink or black spots; Colorado bathrooms with poor ventilation grow them fast
• Amenities restocked: two toilet paper rolls visible plus spares, soap, shampoo, conditioner
• Fresh towels folded in a matched stack — a mismatched towel reads as dirty even when it is clean
• Hair check on the floor, walls and behind the toilet under a bright light

Bedrooms

• All bed linens stripped and replaced, even on beds that look unused
• Mattress protector checked for stains and replaced if needed
• Under the beds checked for phone chargers, socks and toys
• Pillows fluffed and cases faced the same direction
• Nightstands, lamps and headboards dusted
• Closet emptied of guest belongings; hangers straightened and counted

Living areas and everything else

• Cushions removed, crumbs vacuumed out, upholstery spot-checked
• Remotes wiped and batteries tested — a dead remote is a five-star killer
• Hard floors vacuumed then mopped; carpets vacuumed in a visible pattern for the photo
• Air quality: windows aired if weather allows, no artificial fragrance over a smell
• Entry mat shaken out, glass door wiped at handle height
• Patio and grill swept and wiped if listed as an amenity
• Guest book, welcome card and Wi-Fi card in place

Timing a Parker, Denver or Aurora turnover

With an 11 a.m. checkout and a 4 p.m. check-in, a two-bedroom unit needs about two and a half hours for one cleaner, or ninety minutes for two. That sounds generous until a guest leaves late, so build in slack and confirm checkout in the morning. Same-day back-to-backs in Parker, Denver and Aurora are the ones that fail, because there is no second visit possible before the next guest arrives.

Linens: own two full sets, minimum

The single biggest turnover bottleneck is laundry. If you own one set per bed you are held hostage by the wash cycle. Two sets means the clean set goes on immediately and the dirty set travels out with the cleaner. Three sets means a wine spill does not end your weekend. Buy white — it bleaches, it matches, and it photographs as clean.

Restocking list to keep in the unit

• Toilet paper, paper towels, trash bags in every size the unit uses
• Dish soap, dishwasher pods, hand soap, sponge (replace, do not reuse)
• Coffee, filters, tea, sugar, salt and pepper
• Shampoo, conditioner, body wash, makeup remover wipes
• Laundry detergent if there is a washer

Finish with a photo report

Every turnover should end with the same eight photos: kitchen wide, refrigerator open, each bathroom, each made bed, living room wide, and the entry. It takes a minute and it settles every future dispute about whether the unit was ready.
